Lucas Gusher Industrial Complex has two commercial tracts of property that have frontage on two main thoroughfares in this area. The director of Operations of Lucas Gusher Industrial Complex ("Management") will consider "build to suit" tenants with approved credit and under certain circumstances.
Our largest commercial tract, Tract No. 1, is about 2.5 acres and has about 600 foot of frontage on West Port Arthur Road [see map MP-1]. West Port Arthur Road, widened to four lanes in late 2002, is becoming one of the main arteries linking the Beaumont Metro area to Port Arthur and surrounding communities. There has been a visual increase in traffic experienced since the widening of West Port Arthur Road. According to the Texas Department of Transportation, the traffic count for the year 2001 was 6,700 cars and 2002 was 6,800 cars in a 24 hour period.
Our other commercial tract, Tract No. 2, is about 1 acre and has about 120 foot of frontage on Hillebrandt Road. Along one side of the property, there will be a 40 foot, maintained easement that any tenant would have full use of, leaving about 80 feet of frontage for development. Hillebrandt Road intersects West Port Road and runs to highway 365 which crosses Interstate 10. It is the opinion of Management that Hillebrandt Road will see an increase in traffic because of the desirability of West Port Arthur Road as a route as well as West Port Arthur"s increased usage.
